Why should I consider moving to a retirement village?
There are a variety of personal and practical reasons why someone chooses to move into a retirement village.
- The option to be free of the maintenance of a larger home, with the freedom to travel knowing your home is being looked after while you are away.
- The fellowship, friendship and fraternity that is part of village lifestyle is immeasurable, and many activities are available to you for your leisure.
- The support of caring staff and the knowledge that you are part of a caring and secure environment.

What prices are the villas?
The villas range from $575,000 to $620,000 depending on what design you choose and any variations fitted to villa.
The villas are only for purchase. We do not provide rental villas.
Can I bring a pet?
Yes, we understand the strong bond that develops with pet ownership and subject to approval from the Village Manager, pets are allowed provided they meet a few reasonable conditions covering their ongoing care and management. There is a veterinary clinic adjacent to the village for your four legged friends.
What age do I have to be?
Either yourself, your spouse or partner need to be 55 or better. Great for companionship, and sharing the experiences of others close by with people in your age bracket. We currently have over 230 residents residing in the village (158 villas occupied) and the average age is 74. (Our youngest resident is 60 and our oldest is 95).
What facilities and activities are available?
The Community Centre provides an arts and crafts room, a consulting suite for a hairdresser, a workshop, cinema, entertainment area, semi commercial kitchen, billiards room, games and bar room, table tennis, darts, library, 11 metre inground pool, showers and changerooms,
Village transport is available for transport into the town centre, or to organize outings, tours or trips.
An adjoining shopping centre is available and includes an IGA supermarket/liquor, bakery, butcher, restaurant/café, medical centre and pharmacy, pizza/pasta restaurant, takeaway, and dentist.
A residents' vegetable garden, fruit trees and communal BBQ area are situated throughout the village for your use.
Is there a residents' committee?
Yes a committee of elected residents represents all other residents to assist with planning of social activities, and to raise any issues for discussion on behalf of all residents to Management.
Will I have to pay a deposit fee?
An expression of interest fee of $1,000.00 is required for the purpose of reserving your villa and is fully refundable on demand if you change your mind.
A 10% deposit is usually requested on signing of contracts, or by negotiation with management.
What does the service fee cover and how much per month?
The service fee is the proportion allocated to your villa of the total village outgoings and is payable monthly in advance and is currently $558.94 per month and includes, but is not limited to:
- Day-to-day management of the village: this will include staffing, Community Centre and common area/garden maintenance.
- Local Shire Rates, includes drainage and waste collection, and water/sewer rates
- Monitoring/maintenance of 24 Hour Emergency Response System
- Front garden and villa building maintenance, villa landscaping maintenance and cleaning of common areas.
- Building & Public liability insurance
- Costs associated with facilitating the transport for village residents such as a village bus or taxi card.
- Public light and power
What you pay for:
- Telephone (Reduced rental, free local, mobile and national, and free calls within the village)
- Electricity (Imbedded network giving you a 20% discount)
- Gas (Natural gas is connected to the Village for hot water boost to solar)
- Water usage only - villas are separately metered.
- Upkeep of interior of your villa
- Contents insurance for your household goods.
- Maintenance to back garden/yard area of villa
- Foxtel usage costs, streaming, if a subscriber.
- Internet if using our provider which is Aussiebroadband via NBN.
Is there a maintenance/gardening facility?
All villa maintenance and gardens in common areas are fully maintained and are covered by your monthly service fee. The rear yard is your responsibility to maintain and to be creative. We also have communal gardens for you to work in if you like gardening.
Can friends and relatives visit or stay?
Your guests, children and grandchildren are more than welcome at Eastwood Retirement as this is your home, and you should feel free to entertain them in the Community Centre, gardens or your villa. If your guests wish to use the facilities, they must have a provided visitors lanyard, children under 18 must be supervised by yourself. Your guests may stay for a temporary basis. Any extended stay is negotiable with Management.
Can I rent or sub-let my villa?
Renting and sub-letting is not permitted, in order to maintain the nature of the village.
Do you have a dispute resolution policy/procedure?
Management is always available to assist and discuss any concerns that you may have, and has an "open door policy" to be available to approach at any time that you should need. It is our objective to assist residents to live harmoniously and without conflict within the village environment.
The Retirement Villages Act has set down a Dispute Resolution procedures process, which is fully outlined in the Residents Agreement and complied with by Eastwood Retirement management.
Can I talk to other residents before making my decision?
Absolutely! We encourage you to meet with current residents to discuss any questions you may have. Who better to ask than those already living here. Our residents are more than happy to meet you at any time or show you through their personalised villa.
Are medical facilities available?
There are no on-site medical facilities. There is a medical, pharmacy, and dental clinic at the shopping centre adjacent. All staff have current First Aid certificates, and the 24 hour emergency response system is available for on-call assistance. There is also a privately owned BUPA Aged Care Facility situated near by.
What happens if I go away for a period, i.e. on holidays?
You are free to come and go as you please. All you need to do is notify Management of your intention. Naturally your monthly service fee is payable while you are absent, and we will attend to any maintenance that may occur.
Availability of Villas
We are currently at capacity in the village but villas become available periodically. We have a waiting list available and on deposit of $1,000 holding fee we will place you on the list. This deposit is fully refundable should you wish to be removed from the list.
